About the Role:

As a Property Manager, you will manage and cultivate your own portfolio fulfilling all the day-to-day duties of this busy and diverse role. Previous experience is required, a strong background in organisation, quality customer service and problem resolution is essential.

Skills, Responsibilities & Experience

Current Certificate of Registration or Class 2 Licence
Clean driver’s license
Assist, check and approve Tenancy Applications
Prepare Tenancy Agreements and associated documentation
Prepare advertisements for available rental properties
Deal with enquiries from prospective tenants and show available rental properties
Maintain and build relationships with all clients
Effectively organise repairs and maintenance
Conduct regular periodic inspections
Deal with all correspondence in relation to the portfolio of properties managed
Ensure that all correspondence is filed / scanned correctly
Expertly manage rental arrears
Take appropriate action against tenants in arrears in a timely manner
Prepare, lodge and present applications to the Tribunal (as necessary)
Authorise payment of client’s disbursements
If required, attend to client’s
Insurance payments
Insurance claims
Carry out regular rent & lease reviews in accordance with client’s requirements
Conduct pre-vacating inspections of properties becoming vacant
Carry out detailed entry and exit property condition reports
Make claims for rental bonds (where necessary)
Submit KPI report to Operations Manager
Attend all Department meetings
Assist with training of new staff
Attend all training sessions as directed
Follow all documented procedures required of this role
Contribute to growth of the portfolio by identifying, encouraging and converting incoming lead
Fully participate in the creation of new procedures
